Scale of Charges

Letting Service: The fee for introducing a Tenant is 9.6% (sole agency) or 12% (multiple agency) of the total gross rental including V.A.T. due for the entire agreed term of the Tenancy and any extension thereof, ignoring any options for either party to terminate, with a minimum charge of £360 including V.A.T. payable at the commencement of the Tenancy.

Tenancy Agreements & Referencing

Tenant referencing includes and not limited to:

  • Right to rent check
  • Credit check
  • Employment confirmation/source of income
  • Current/previous Landlord references if applicable:

Preparing and drawing up the Tenancy Agreement compliant with current legislation: £150.00 including VAT per Tenant

N.B. For more than 2 tenants, there will be a concession on this fee.

Inventories

Inventories & checkouts

  • Studios: £110.00 *
  • 1 bed: £120.00 *
  • 2 beds: £125.00 *
  • 3 beds: £145.00 *
  • 4 beds: £165.00 *
  • 5+ bedroom properties: POA
  • We shall be entitled to deduct from any deposit that may be paid by a Tenant of the property any fees or other monies due and payable by the said Tenant to Taylor Gibbs

    Management Service

    The fee is an additional 6% including V.A.T. of the total gross rental due for the entire agreed term of the Tenancy or any extension thereof. If a Landlord requires a property to still be managed by the Agent in-between tenancies an extra charge of £60 per month including V.A.T. will be implemented.

    Extensions and Renewals

    The Landlord shall pay Taylor Gibbs a fee based upon the above services in respect of each extension and renewal of a tenancy as if it were a new letting irrespective of whether or not the negotiations were carried out by Taylor Gibbs.

    Short Term Rentals

    The fee for introducing a Tenant for this service is 18% of the total gross rental inlcuding V.A.T. due for the entire agreed term of the tenancy or any extension thereof, with a minimum charge of £300.00. This service relates to Tenancies not exceeding 13 weeks.

    Energy Performance Certificates

    Where Taylor Gibbs instructs and pays for an Energy Performance Certificate on behalf of you, there will be an immediate charge payable of £50 including V.A.T. If you decide to arrange your own EPC, we require proof of booking before we can commence marketing of your property. We also require a copy of the EPC as soon as possible after it has been produced to show to prospective tenants.

    Abortive Fees

    If the Landlord(s) withdraws from letting their property after an offer has been agreed and a holding deposit taken from the Tenants, the Landlord(s) will be charged an abortive fee of £360 including V.A.T.

    Rent Collection

    Taylor Gibbs offer a free rent collection service for the Landlord even if we do not manage the property.

    Deposit

    The contract will state whether the Landlord or Agent is dealing with the deposit in accordance with the Tenancy Deposit Protection legislation. The rule applies to all Assured Shorthold Tenancies (ASTs) created after 6th April 2007. It will also apply to any new AST created between the same Landlord and Tenant for the same property, as in replacement Tenancy Agreements. In these cases, the initial deposit will need to be protected. The fee for Taylor Gibbs dealing with the deposit in accordance with the Tenancy Deposit Protection legislation is £36.

    Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

    The electrical wiring, sockets, consumer units (fuse boxes) and other fixed electrical parts in rented homes must be inspected and tested every 5 years, or more often than this if the inspector thinks that is necessary.

    Throughout the whole time Tenants are living at the property, national electrical safety standards must be met.

    Tenants must be given An Electrical Safety Certificate before they move into a property or within 28 days of subsequent checks.

    THE LANDLORD WILL BE RESPONSIBLE FOR CARRYING OUT AN ELECTRICAL CHECK BY A QUALIFIED ENGINEER PRIOR TO A TENANT MOVING INTO THE PROPERTY – YOU MUST ALSO PROVIDE EACH TENANT AND THE AGENT WITH A COPY OF THE CERTIFICATE FOR THEIR RECORDS.

    Taylor Gibbs can arrange the check on your behalf if we are managing the property:

    • Up to and including 3 bedroom properties: £120.00 *
    • 4 - 6 bedroom properties: £160.00 *
    • 7 bedroom and above properties: POA

    Please note that if electrical work is required to the property in order to comply there will be an additional charge.

    The Gas Safety (Installation & Use) Regulations 1998

    Any person letting a property must ensure that any gas appliances or installation pipe work in that property is maintained in a safe condition so as to prevent risk of injury to any person by ensuring that all such appliances and pipe work are checked annually by an approved Gas Safe Engineer. They also require that a record is kept of these checks and the record handed to the Tenant prior to the tenancy commencing or within 28 days of subsequent checks.

    THE LANDLORD WILL BE RESPONSIBLE FOR CARRYING OUT A GAS SAFETY CHECK BY A GAS SAFE ENGINEER PRIOR TO A TENANT MOVING INTO THE PROPERTY – YOU MUST ALSO PROVIDE EACH TENANT AND THE AGENT WITH A COPY OF THE CERTIFICATE FOR THEIR RECORDS.

    Taylor Gibbs can arrange the check on your behalf if we are managing the property:

    • Gas safety charge: £60.00 *
    • Gas safety & boiler service: £110.00 *

    Please note that if works are required to any of the gas appliances in order to comply with the safety standards this will be an additional charge.
